Regulations of Accommodation and Rental of Rooms by Pro-invest House

1. general provisions 

1.1 These regulations set out the description of services provided, principles of providing accommodation services and room rental by the company Pro-invest House

1.2 Terms and conditions are available on the company's website and in the accommodations.

2 Description of services offered 

2.1 Pro-invest House provides hostel accommodation and room rental services for short and long-term stays.

2.2 We offer accommodation in dormitory and private rooms, fully equipped with basic amenities.

2.3 Seat reservations are made only by calling the following number +48 784 450 193.

3 Fees and payments

3.1 The fee for the stay is not refundable.

3.2 If you extend your stay for another period, the fee must be paid within the last 5 days until the end of the current billing period.

3.3 If the payment deadline is exceeded, a penalty shall be charged in the amount of 20 zloty For each day of delay. Once the deposit is used up, the tenant is obliged to vacate the premises.

4 Prohibited activities and items

4.1 The use of electrical appliances that are not permanent equipment of the hostel, including multicookers, irons, hair dryers, heaters, etc., is prohibited. Penalty: 200 zł.

4.2 Interference with heating, electrical and water supply systems is prohibited. Penalty: 500 PLN.

4.3 It is forbidden to keep animals in the apartment.

4.4 Smoking, alcohol and the use of intoxicating substances are strictly prohibited. Penalty: 200 zloty.

5. night silence and hygiene

5.1 Curfew is in effect from 10:00 p.m. to 6:00 a.m. Penalty: PLN 100.

5.2 Tenants shall maintain cleanliness and follow the cleaning schedule.
Penalty:
200 zł For violating the cleaning schedule more than three times.

6 Stay rules

6.1 The introduction of outsiders into the apartment and unauthorized habitation is prohibited.

6.2 The tenant shall be liable for damage to equipment.

6.3 It is forbidden to leave windows open while the heating is on. Penalty: 200 zloty.

6.4 Using a bathtub instead of a shower carries a penalty 500 PLN.

6.5 Washing shoes in a washing machine: Kara 200 zloty.

6.6 Sleeping without bedding: Punishment 300 PLN. 

7 Additional rules

7.1 The arrival of a technician or administrator due to the fault of the tenant: Penalty 50 zl.

7.2 If a group of tenants is at fault, the costs shall be shared jointly and severally.

7.3 Persistent complaints against a tenant may result in eviction.

7.4 In case of non-payment of fees or aggressive behavior, the tenant may be evicted with the help of a rapid response group, and the cost of eviction shall be borne by the tenant.

7.5 The tenant shall not change the assigned room or furniture.

7.6 Violations of the rules may result in penalties from 300 to 600 zloty, and in case of refusal to pay - eviction.

7.7 The failure shall be reported immediately to the administrator.

7.8 Bringing your own furniture/carpet is prohibited. Penalty: PLN 100.

7.9 The tenant shall be required to pay a deposit in the amount of 250-300 PLN.

7.10. Notification of departure must be made at least 7 days in advance, otherwise the fee will be deducted PLN 150-200.

7.11. Charging of electric batteries requires notification to the administrator and payment of an additional fee. Penalty for charging without notification: 500 PLN.

7.12. Check-in ends at 10:00 a.m. Extension until 1:00 p.m. is possible with the permission of the administrator. After 13:00 a fee is charged 50 zl.

7.13 The administrator shall have the right to present the rented premises to potential customers during the last 7 days of the tenant's stay.

8 Complaints and contact

8.1 Scope of complaints

The tenant has the right to file a complaint regarding the accommodation services provided, including:

- The technical condition of the room and equipment,

- Cleanliness and order in the facility,

- Other issues related to the conditions of stay.

8.2 Method of filing complaints

Complaints should be submitted in writing:

at email address: Kwatery.zwpro@gmail.com or In person at the hostel administrator.

The complaint should include:

- tenant's name,

- room number,

- A detailed description of the problem,

- The date and time of the problem,

- Photos or other evidence (if available).

8.3 Deadline for handling complaints

The hostel will consider the complaint within the time limit up to 14 days Working day from the date of its receipt. 

8.4 Response to a complaint

The response to the complaint will be sent in the same form in which it was submitted (e-mail or in writing).

8.5 Possible solutions if the complaint is accepted

If the complaint is found to be valid, the hostel may:

- remove the reported defect,

- Replace damaged equipment,

- provide additional cleaning,

- Take other corrective actions appropriate to the situation.

8.6 Limitations of liability

The hostel is not responsible for:

- tenant's personal belongings left in the room or common areas,

- defects caused by the fault of the tenant,

- Disruptions resulting from the failure of utility providers (e.g., power, water, Internet outages),

- fortuitous situations and force majeure (e.g. fire, flooding, weather events).

8.7 No legitimate complaints

Complaints arising from improper use of the room, violation of the rules or actions beyond the hostel's control will not be considered. If a tenant repeatedly makes unfounded complaints, the hostel has the right to refuse to accept them further, and in extreme cases to terminate the tenant's stay.

8.8 Impact of complaints on tenant responsibilities

Filing a complaint does not relieve the tenant of the obligation to comply with the rules and regulations, including timely payment of residence fees.

8.9 Dispute resolution

If the dispute is not resolved amicably, all claims will be considered by the court having jurisdiction over the seat of Pro-invest House.

9 Final provisions

9.1 These regulations are available on the website of Pro-invest House.

9.2 The company reserves the right to amend the terms and conditions, which shall come into force on the date of their publication.

9.3 The use of accommodation services implies acceptance of these regulations by the tenant.

9.4 Any disputes between the tenant and the hostel owner should be resolved amicably in the first instance.

9.5 In case of disagreement, the competent court to resolve disputes shall be the court having jurisdiction over the seat of Pro-invest House.

The regulations are effective as of 18.02.2025.
